With GoDiego's Lease-Back Program, GoDiego will buy your property from you and you will continue to live in the home as a renter. GoDiego will stop any foreclosure (if applicable), pay off your mortgage, put some money in your pocket and then take over the expenses of property taxes, property insurance, maintenance and repairs.
Who Is This Program Designed For?
This program has helped numerous sellers get cash and stay in their home Common scenarios include people facing foreclosure or major debt, houses in need of major repairs (roof, HVAC, etc), death of an owner when family still wants to stay in the home, elderly folks who take advantage of this program in lieu of a reverse-mortgage program or people who simply want to be free from the stresses and liabilities of home-ownership.
What If My Home Needs Major Repairs?
That's no problem! We will pay you for the house in any condition. If the house needs repairs such as a roof or HVAC or other issue, we can perform those repairs at our expense so that you can keep living in your home comfortably. As a renter, you will no longer be responsible for the cost of any repairs. If something breaks or needs attention, just call us for service!
How Much Money Will I Get?
The answer to this question depends largely on the market value of the home, the current condition of the home and the amount of any mortgages or debt attached to the property. However, this will all be figured out in detail before you decide if you want to sell to us. Remember that GoDiego does not charge any fees or commissions when we purchase a house.
How Much Will My Rent Be?
We are generally able to charge below-market rents. The amount of monthly rent is discussed and agreed upon up-front, before you decide to sell your home. If you feel the amount is too high, then you are under no obligation to sell us the house. Call us today to get a full analysis.
How Long Can I Rent For?
You are invited to rent for as long or as short as you wish. Sometimes sellers only need a short period of time to remain in the home then choose to move on. Other times sellers choose to stay in the house for several years. In certain past transactions, we have even offered "life-leases" where we guarantee that the person is able to live in the house for the rest of their life. The length of tenancy is entirely up to you. There is no minimum and no maximum amount of time.
Can I Ever Own My House Again?
If you wish to re-acquire ownership in the future, we are happy to work to sell the house back to you after a period of time. We can coordinate a "rent-to-own" program or other similar arrangement to make it easier to purchase the home back. Like all other aspects of this process, this can be negotiated to find a reasonable solution and desirable outcome!
